Preliminary Plan Series 01

Preliminary 01

This series constitutes the first 3 preliminary drafts. Here we designate areas for plant size and sun access. We also discuss expanding the patio area and house expansion.
  • New comments about the cart path under the addition have been noted and will be included in the next series.
  • Click on a photo to enlarge.

The questions that are critical at this point.

Please study the options here and provide some feedback. What are your preferences?

  • what will be the footprint of the house extension?
  • should we expand the patio for more entertainment capability?
  • if so should it have rounded or square edges? (I'm recommending rounded)
  • how much lawn would you like?
  • are there any other comments or questions at this point that you can add?
Let me know of any questions about any particular part. I can draw more sketches to clarify or explore alternates.

Option 1

Expanded patio w/rounded edges.

This is my recommendation. The rounded edges are more in keeping with the natural landscape. (Not formal)
Option 1 expanded patio w/rounded edges

  • A - The existing house.
  • B - I've guessed on the location of the house addition. This fits within the setbacks. How should I proceed regarding the addition?
  • C - I've added an extension to the patio on the ground floor of the existing house. (an additional 10' all around) It doubles the depth of the existing patio and includes the space underneath the addition. I've shown curved edges instead of square corners. The material could be anything from gravel to pavers, to concrete. You have brick on the chimney so brick pavers wouldn't be out of context. Nor would a wood deck. I'm suggesting something that's permeable to water. Comments about the size, corners, material?
  • D - Cart Path. I've wrapped it all the way around the house almost. It passes underneath the addition in this plan. There is a turn around added at the dock - K.
  • E - I've added a slightly too large patch of lawn under the Crepe Myrtle. This plan shows minimal lawn should there be more or less? or should I remove it entirely?
  • F - These two are the sunniest spots and I've marked them for flowers. These spots could even be used as wildflower meadows if you care to mow them once a year. Does that sound interesting?
  • G - These areas are marked for shorter plantings between 1 and 3 feet so as not to obstruct the view. Ferns, grasses, evergreen shrubs, perennials.
  • H - This color indicates large shrubs or small trees for screening or bloom interest.

Option 2

Expanded patio w/square edges. Smaller lawn.

Option 2 square edges on the patio

  • C - Square edges are more formal, (not rustic).
  • D - It complicates the cart path a bit.
  • C - I'm recommending option #1 "rounded" instead.
  • E - This option shows a reduced size for the lawn area under the crepe myrtle.

Option 3

More lawn. Fewer flowers.

Option 3 more lawn

  • E - much more lawn.
  • E - Much of it is in the shade so I'm not recommending this option. A lawn in the shade is very high maintenance in order to look lush and healthy. I'd call this the high maintenance option.
  • F - The flowering areas have been reduced in size.

legend:

  • A - existing house
  • B - possible house addition location
  • C - proposed patio
  • D - cart path
  • E - lawn
  • F - sunny spots for flowers
  • G - planings to 3' max doesn't obscure view
  • H - shrubs and small trees to 15' to provide screening or flowers
  • J - sand beach
  • K - cart turn around
  • substantial gray boulders with a black outline -  various

Next Steps

When you've signed off on this stage (1) I'll repeat the process at higher detail focused on specific planting beds and hardscape features, stage (2). We'll discuss the size and placement of plants. In the 3rd stage, we'll get to the selection of specific plants.

I want to come out to the property again and mark your choices on the ground with paint, then take more measurements before proceeding with stage 2 drawings. I'll take an hour or so of your time to discuss and an extra couple of hours for me to do measurements.

Comments

  1. I am thinking #1. Def not the square golf path. I think less lawn, more natural planting. I like the walk paths & the beach. Not sure about the rounded deck? Is your option that shape will soften the squareness of the house? We want a sunroom off the bedroom that will be flush with the current screened in porch. Remember the septic is not too far off the middle of the bottom patio (C) so we will need to stick w/something non permanent like egg rock or pea gravel. Still not finalized on the addition and would like confirmation this week on the setbacks. I can talk to GA Power, too, if needed. There will be basement addition here as well.

  2. Thanks a million for the feedback. The rounded deck is actually a rounded patio on the basement level. Curved edges are rustic, less formal. The square edges of the house are fine. I'll need to measure the location of that septic for sure.

  3. I was able to get setback updates.
    see next post "Setback Updates".
