Lot Details from Tax Records



The good news is that the online tax maps for Baldwin are better than google or Zillow. I was able to get dimensions (within a few of feet) for the lot and the building location.

The bad news is that the client's plan to expand his house intrudes into the setbacks.
It was difficult to find Baldwin County's Zoning Codes. I didn't find a municode that spelled out front back and sides for R1. Even the R1 is an assumption. Except I did find a reference to lake and river setbacks at 100'. This verified what I remember about Putnam's code and should be the same for both lakes. The side setback was more difficult to find. There was a mention of 15' side setbacks but it seemed to be talking about city lots. So I'm using Putnam's county codes witch say side setbacks are 20'.

These are only crude measurements from aerial photos. Only a legal survey would suffice for building permits.

The architecture will dictate the landscape design so that is a priority. 

The next biggest hurdle is getting topographic details because of the steep slope.
